eco+historical Victorian Update

For this remodel of a San Francisco Victorian in Noe Valley, Feldman Architecture worked closely with eco+historical – a local firm that acquires and restores historic homes with a focus on sustainable solutions and technologies for today’s family.  The original cottage was built in 1889, and as with so many older homes, had fallen into disrepair but had great character to work with, particularly with the facade.  The home features a spacious rear yard so the first design moves were to open the main living spaces directly onto a back patio.  A second floor was added, stepping back from the front façade to maintain the scale of the original house at the street level and creating the opportunity for a front roof deck which looks over the city. The master suite includes a spacious roof deck overlooking the back yard and terrace.  The original lower level contained a garage and crawl space, but was excavated to create a two car garage, an au pair suite and an office or guest room with a private entrance from the street.


The home has achieved LEED Platinum status and includes an easily expandable solar photovoltaic system on roof.  This is the first residence in San Francisco to use innovative Aquatherm Greenpipe as an alternative to copper pipes which are typically used in hot and cold water supplies..  The house also features a gray water system which sends shower/tub water to water the garden, and zero-VOC insulation and paint were used throughout the house.
